Best builders/projects in Pune in 2024 (West)

Hi, I am aware this gets asked a lot. However projects get sold, some builders deliver bad projects. Hence this post.

I am looking for projects in West Pune, starting from Baner upto Ravet along the highway and in/around Hinjewadi. I plan to go with good builders as I plan to settle here.

My preferred areas are Baner, Balewadi, Wakad, Hinjewadi, Tathawade, Punawale, Ravet.

My budget is 80L at most with 5-10L manageable.

So far I have shortlisted a few on maps, but those I am going to visit tomorrow are –

I would really love some suggestions, some preferably good builders and projects in this area where you/friends/family have bought their flats.

  1. Also enquire about water supply/power availability status. Then think about every else.

  2. What are you getting in 80L? Like so far what has been your findings

  3. Kshire and Basil Maximus in Punawale. Both are premium projects and this was the quote price 1 month back:
    Basil Maximus – 78L for 2 bhk
    Kshire – 97L for 2.5/smart 3bhk of 922 Sq.ft area in G wing (negotiate hard and you can get it below 90L)

    Tathawade – Merlin Elementa 2.0, 2 bhk starts from 75L for ~630 sq.ft carpet
    33 Central Avenue from Garve developers – 2 bhk starts from 84L for 752 sq.ft. (But they negotiate hard)
    Gk Mirai – 2 bhk for 80L+ fixed price (not sure if anything left)
    Aishwaryam F premium – 2 bhk 86L for ~800 sq.ft. (Not giving below this rate)
    VJ Yashwin Urbo Centro – launch will be around Diwali, but sources say they will not launch this year. Prelaunch ongoing and they saying everything almost sold out in prelaunch.
    Rama Metro life phase 2 – they have some 2 bhk options starting 82L I think.

    Hinjewadi Phase 1 – Park Titan (Purple Pride builder). They have 2 bhk starting 88L, good project and prime location but as it falls still under PMRDA, so many complains regarding water and electricity. Check google reviews.
    Krisala 41Zoy – Prime location and 2 bhk will be launched above 80L
    VTP codename Highflyer and Elevate – 2 bhk of 630+ Carpet will be launched I think mid September for 70L+
    Kohinoor project in Hinjewadi Phase 2 (dont remember name) are selling 2 bhk for 75L+

    I am not a broker and this are all my findings from last 1-2 months and will probably book something around Diwali for my family.

    Edit:

    Everything in Baner and Balewadi is mostly 1Cr+
    In Ravet I only know about Kville (3 bhk for ~86L) and Ktown (price will be below 80L i think, but not sure if any inventory left)
    Mahalunge – VTP Earth1 (not sure if any inventory left but will be 80L+) and Godrej hillside 3 (below 80L)

  4. EON Homes is good.
    Shapoorji is decent but approach road is bad

  5. Kasturi delays possession. They are also priced premium and sometimes come some extra faff ( a bit of furniture) but premium isn’t worth it in my opinion. Rohan is good. Kolte Patil is also good , there are few premium projects going on which might be in your budget but maintenances costs ( it comes with township maintenance costs as well) might be concern.

    2Cr ke niche sochne ka bhi nahi , stay on rent

    > पंचशील | Most recommend
    > Nyati |
    > Kasturi | (EON Homes is good)
    > Gera
    > K Raheja
    > Shapoorji Pallonji | still varies on project to project basis, approach road is bad

    Ok:
    Rohan
    VJ | “B” Grade construction but on time mostly

    Bad:
    > Godrej (Cost cutting everywhere | From Design to construction, everything is outsourced to the cheapest subcontractors)
    > VTP (Notorouios for delayed projects and pathetic construction quality)
    > Kolte Patil
    > Kohinoor | Bad Quality Construction, poor amenity delivery
    > Majestic
    > Paranjape | Used to be decent, but many delayed projects now (Broadway, Trident)

    **Hinjawadi:**
    — Electricity: Hinjawadi is bad in this regard except in townships like Megapolice and Bluridge
    — Water: No corporation water in 95% of societies, either river water (which is contaminated) or tanker water.

  8. Visited Kolte Patil LR last week. I kinda found it as odd location. They have 2 new upcoming towers with Possession around Dec 25 n Dec 27.

    Pranjape Trident Wakad – This was a delayed project. Carpet sizes are small in the older tower. Please check the new tower sizes.

  9. Both Rohan & Kasturi are good, but your question is too vague, and no one here would give you an answer worth 90 lakhs.
